Pet tips and guide for pet owners
In many cities, pet-friendly homes, apartments and condos are scarce. Being a conciencious pet owner will make finding a pet friendly home that much easier.
Typically, “Cat friendly” rentals are more plentiful than dog friendly units.
Dogs over 25 lbs. and certain breeds such as Pitbulls, Rottweilers, German Shepherds, American Staffordshire Terriers, Dobermans, Boxers, Chows are almost impossible to own for renters, due in large part to insurance company liability restrictions.
Landlords are usually not willing to risk the liability of tenants who own these types of dogs and often are not able to do so for insurance reasons.
However, if you do own one these special breeds, focus your search on single-family homes which are usually easier for renters with these breeds to obtain than apartments or condos in multi-unit buildings.
There is usually no differnece when dealing directly with a landlord or property manager, as many property managers have instructions from the owner in regards to if and what kind of pets are allowed.
Expect to pay an additional security deposit or non-refundable fee for the priviledge of being able to have a pet in a rental unit. If you offer to have the landlord/property manager 'meet' the pet and establish your confidence in your pets' ability to be well trained and non-aggressive this often may make the decision to rent to you easier from the landlords prespective.
Displaying your high standards of guardianship and care will go a long way to having a landlord approve your pet for tenancy.
Consider preparing a "pet resume" for each of your pets. Include vaccination records, any obedience school diplomas, licenses or certificates. Offer things such as reference letters from your previous landlords that can reinforce your position as a conscientious pet owner.
Leases
Make sure your new lease has a pet clause or addendum allowing you to keep a pet. Confirm all signed copies have been amended, as necessary. Avoid oral agreements and miscommunications.
Expected rules for dog owners
Most landlords will not expect or allow dogs be left outside or unattended.
Dog should always be leashed and under owner control at all times when entering and exiting the unit, and in outdoor areas surrounding the property.
Pick up and dispose of all solid waste left by your dog both on the property and off. This will not only keep your yard and surrounding area clean and odor free, but also display to the community your willingness to be a concientious pet owner.
Excessive barking, whining, or howling will typically be viewed as a nuisance and must be avoided. “Excessive” may be defined as longer in duration than 10 minutes, or 5 minutes of continuous barking more than three times a day. If your pet exhibits this type of behaviour, consider enrolling the pet in an obedience class to alter and control their behaviour.
Bath and groom your pet often and as is necessary, specially in warmer seasons. Most landlords will insist on proof of an effective flea and parasite control program. This will also protect your pet from disease and discomfort.

Landlords who offer animal-welcoming residences, deserve support and encouragement of all animal lovers and advocates.
